Stoopid Newbie Question-room changes

Ok, so I'm having some troubles with the basics, so please bear with me.

I have a room. When you first enter the room, there is a ghost. When you click on the ghost, it dissapears, and there is a book, that is hotspotted to add to your inventory. When you go back into that room after doing those things, the room is empty.

What I have now, is a frame 1- room with ghost and frame 2- room without ghost.

I have the hotspot entry to the room set right now as frame 1. If I understand correctly, I need to go frame 1 -> frame 2 with book -> frame 2 without book. That I've done, but going back to the hall, and back into the room, brings up the ghost again.

Can someone gently walk me through:
Keeping the entry hotspot going to frame 1 if the ghost isn't clicked.
Changing the entry hotspot to frame 2 if the ghost is clicked.
